Owner FAQs
Answers to your frequently asked questions
-
Can you help with a current problem tenant?
We focus on building long-term partnerships with property owners, not one-off situations. Ongoing lease or tenant issues usually indicate that full-service property management is the best solution. If you’re not ready to commit to long-term management, we recommend speaking with a qualified landlord-tenant attorney for guidance. -
Do I get monthly statements?
Yes! Through your personal Owners Portal, you’ll have 24/7 access to monthly statements, invoices, work orders, and lease documents anytime you need them. -
Do you manage short-term or vacation rentals?
No. We specialize exclusively in long-term rentals. By focusing on this market, we stay current on local regulations and best practices, ensuring our owners get expert-level service and consistent results. -
How do you screen tenants?
Our strict screening process has kept our track record strong. We have never had to evict a tenant we personally placed! All applicants are screened according to state and local fair housing laws. -
How are repairs handled?
Repairs are handled as soon as possible. Small repairs will be handled promptly. We will notify you before starting any major repairs and provide estimates as needed. -
When and how will I get paid?
Owner distributions are generally sent via ACH transfer between the 5th and 7th of each month, and are typically received within 48 hours. -
Are you licensed?
Yes! We are licensed by the California Department of Real Estate – Broker #00852111, and all staff members are individually licensed professionals. -
What is the length of the management contract?
Our standard contracts require a one-year commitment, after which service continues on a month-to-month basis. Cancellation requires a 30-day notice. -
Can you help me buy or sell properties?
Absolutely. We are a fully licensed residential sales firm with extensive experience in buying and selling homes in the Inland Empire. -
What types of properties do you manage?
We manage single-family homes, ADUs, condos, and 2–4 unit buildings. -
How quickly can you start managing my property?
Most properties can be onboarded within a few days. If the property is vacant and ready to rent, we can start marketing it within about 48 hours. -
How long will it take to rent my property?
It depends on the local market. Before listing, we provide a recommended lease price and estimated timeline based on real-time data. Our priority is to attract high-quality tenants and secure the best rent in the shortest reasonable time. -
